VAT on Self Storage: What You Need To Know
When you’re comparing storage prices, it’s easy to focus on the headline weekly or monthly cost – but VAT can make a real difference to what you actually pay. Whether you’re storing personally or using a storage unit for business, it’s helpful to understand how VAT works on self storage, whether it’s included in your quote, and what you might be able to claim back.
Do You Pay VAT On Self Storage?
Yes – VAT is payable on self storage in the UK. Self storage is treated as a standard-rated service, so VAT applies in the same way it does to most goods and services.
The standard VAT rate is currently 20%
At The Space Program, we always include VAT on our quotes so you’re not hit with any hidden charges or fees, but if you’re getting quotes from different providers, it’s always worth checking whether VAT has already been added – to make sure you’re comparing like with like.
Is VAT Included In Costings at The Space Program?
VAT is chargeable on all of our storage units, and we’ll always make it clear in your quote and factor VAT into the price we quote you, so that you’re not caught off guard by any hidden costs.
That way, you know exactly what you’re paying and don’t get caught out by surprise add-ons later. If you’re ever unsure when you’re looking at a price online or over the phone, just ask – we’re happy to talk it through.
Is Self Storage Tax Deductible?
If you’re renting a unit for business use, then yes – self storage is typically an allowable business expense, meaning it can be tax deductible. This includes things like storing stock, tools, equipment, or business records.
And if your business is VAT-registered, you can usually reclaim the VAT you’re charged on storage costs, as long as the unit is used for business purposes (not personal storage).
As with any tax question, the exact details depend on your business setup, so if you’re not sure what applies to you, it’s always worth checking with your accountant.
Other VAT FAQs
I’m using storage for my business — is it still tax deductible if I’m not VAT registered?
Yes. Storage costs used wholly and exclusively for business are normally an allowable expense for income/corporation tax. Not being VAT registered just means you can’t claim the VAT element back.
Can I reclaim VAT if my storage is mixed-use (business and personal)?
Usually only the business-use proportion of the VAT is reclaimable. If you’re using the unit partly for personal storage as well as business storage, you’ll need to split the cost fairly and only reclaim the VAT related to business use.
Why do some quotes look cheaper than others?
Sometimes VAT is shown separately, and sometimes it’s already included. Always check whether the price is + VAT or VAT-inclusive so you’re comparing like with like.
